We, King Kanhi Investments Limited, a real estate agency company are here to help you have peace of mind by helping you manage your investment and make it remain competitive in the market.   • Letting

    On appointment, it will be our responsibility to advertise any vacant unit for letting. This includes a signage post on premises, print media, email subscriber clientele, our website and on our social media webpages. We shall process all applications and recommend prospective tenants to you after which we shall enter into a management agreement with the tenants on your behalf. We do charge the landlord one month letting commission.

  • Property maintenance and services

    Throughout the duration of each tenancy in your property, we will conduct regular internal and external inspections. These inspections will ensure that tenants maintaining the property, as well as detect any minor maintenance, we arrange such maintenance to be undertaken in a professional manner. Repairs are closely monitored for quality and the work is carried out to cause as little inconvenience to your tenants as possible.

  • Administration and dispute resolution

    In order to manage your property, an experienced property administrator is assigned. The property administrator operates under the normal hours of operation for King Kanhi Investments Limited management offices. We provide a property administrator with excellent customer relations and administrative skills, who reports directly to the portfolio manager. The property administrator will handle all complaints being submitted by tenants; such complaints may be maintenance related or regarding incidents within the property. All complaints, request and incidents are followed and resolved quickly to maintain good tenant relations.

  • Cleanliness

    We are committed to keeping our property clean observing the environmental laws in disposing off garbage within the property and outside. We routinely do recommend to our clients steps and measure beyond our obligatory in keeping the place clean like painting and landscaping.

  • Rent collection

    Rent default has crippled many property owners and this is what King Kanhi Investments Limited specializes in. Our qualified customer care team on the ground makes sure that the tenant knows and understands the payment terms and dates applicable. We collect the rent from the tenant on or before the 5th of every month and submit the same to our client on or before the 7th of very month. Our payment to our clients is always in full irrespective of late payment by tenants, provided the said tenant has paid in full the previous month, which we take up with them in a friendly and lawful manner.

  • Reporting and financial management

    We provide full set of accounts summarizing all financial transactions on a property including all receipt and payments, disbursements, direct banking, commission schedules and arrears. We will submit expense reports and revenue reports which include but not limited to vacant unit condition, plumbing, electrical issues cleanliness of common area and paint condition.

  • Banking services

    The property administrator will deal with the collaboration of all rental cheques and deposit them to the owner’s account. If a cheque bounces, the matter will be promptly followed up with tenant and authorities where necessary.

  • Distress

    We do take action to raise distress on a tenant should the tenant fail to pay his/her rent in a time ly manner. The distress will only be risen after you have been consulted and you have given your consent. Any auctioneer or legal fees attracted during this process will be passed to the tenant. If after 14 days no rent is recovered then the auctioneer will proceed with the break and open order and possess items of worth on the tenant demise and auctioned off. The amount recovered will be used to pay for the legal and auctioneers fees the rest be passed to you. Only when the tenant escapes, would the instruction fees be passed to you.

  • Litigation

    Should any litigating arise concerning the property, tenancy of the property or person linked to the property i.e. caretaker, security, against you, we will stand in on your behalf in addition to advising and providing counsel to you throughout. We have a lawyer firm on retainer just for this purpose. Any legal fees on the process will solely be charges of the lawyer. We do not charge for any litigation.

  • Caretaker, security, cleaners etc.

    Should you require, instruct on our advice wish to hire a caretaker, security guard, garbage collector, lift maintenance etc. we will undertake heir hire interview. We have a partnered with quite a number of these service providers and hence, we will, on your behalf, negotiate favourable terms. We will undertake their monthly pay for their service for you from your account and provide you with statement of the same. We do not charge for this service.

  • Lease agreement with tenants

    We will enter into a lease agreement with your tenants on your behalf. This is to ease the process of negotiating favourable terms for the agreement, renewal and any litigation issues should any arise later. If you would like to be involved and sign the tenancy agreement with each tenant, we will arrange for that. Should you also like to be involved on renewal we will accommodate you.

  • Shariah Department (optional)

Remuneration Our commission for rendering the services mentioned will be as follows: Commission on rental collection at a negotiated % exclusive of ALL taxes i.e V.A.T,WHT One month letting commission (N/A on properties existing tenants.) 0% Maintenance consultation fees.
